You can have "curb offers only" meaning they don't get to see inside until their offer is accepted, that way you don't upset your tenants with lookie-loos.

I spoke to my realtor about it and he advised against buying a condo due to the following reasons:1) HOA associations can place curbs on the number of units that can be rented out2) Rental rates will go down as newer condos come up in the same area3) HOA fees eats into the cash flow4) It has poor appreciation compared to single family homes in the areaI did the math for a single family home in the alum rock area and it came out to a negative cashflow of 600 bucks a month ( 800k purchase price)  which is not something I can afford at the moment, so I would like to start off with a condo if possible.I am hoping that there will be some appreciation (better than most markets outside the bay area) long term.

You can choose to respect them OR you can go all gangsta and wait until he leaves for work and put all his stuff on the curb and change the locks and make it look like he never lived there.

We are tempted to increase curb appeal. landscaping and facade improvement to generate more interest.  2,500 4/3 mother in law bonus. it looks like maybe 20-25k. concerned about recouping.

I've thought about ripping everything out and just doing bare minimal landscaping but this would probably cost in the ballpark of $10k due to the labor, and then when I go to sell it one day, it wouldn't have the same curb appeal.

What I'm saying is in Miami if someone doesn't pay rent it takes months to remove them and I want to know this girls source of income because if its just her boyfriend what if this guy kicks her to the curb and my son has signed a lease for another year......well Im on the hook for $3400/month(my mortgage + maintenance + taxes) and that isn't fair to me.
