The exception to this was a group of non communicative tenants, i inherited after taking over a property they didn't respond to any posted notices, phone calls or messages requesting information to resolve issues so that process moved pretty quick into eviction, but that's not the norm.

It is one thing to be more communicative, it's another thing to completely telegraph your move to the tenant (I'm not 100% clear on if Oregon is more of a tenant-friendly state as far as Oregon housing laws go, but even by taking them to coffee and letting them know you'll be proceeding with evicting, prior to serving an actual eviction notice, just seems ill-advised).

You don't go there for a reasonable balance of reliability, speed, communication, and rate, you go there for ONLY rate, rate maxed out at the expense of all the rest, and ONLY for A+++++ paper clients who aren't in a rush.
