If not, option 2 is the kit and kaboodle.I'm personally not optimistic about the tax climate in the next 5-20 years and it is exceedingly difficult to predict how all of the other economic factors will interplay, but if I had the chance to lock in debt at a dirt-cheap interest rate for 3 decades compared to just over one, I'd take 3 decades.
