Hi all,I am new here and new to Wholesaling / Investing.I am a Residential Designer, almost Licensed Architect, trying to Design / Build my own Projects.I figured Wholesaling could help me do that, while also getting experienced in finding and closing my own Deals.I am trying to Focus on a single Market for Deals and could use some advice.I would focus in my Backyard, but I live in Redondo Beach, South Bay, Los Angeles and the Market here is crazy intimidating.My Brother-in-law is a Realtor and Flipper in Mesa Arizona, so I could focus around the Phoenix area, as he could help.My College Buddy is also a Realtor and Flipper in Plano Texas, so I could focus on the Dallas Fort Worth area as well.I am considering moving to Portland / Hillsboro Area, so maybe focus there.Or, none of the above and just focus on parts of the Country that are hot Real Estate Investor Areas and Wholesale 100% Virtually to them.Any advice or tips would be greatly appreciated.Thanks.

Most banks look at the "as is" appraisal for LTV calcs but I've found at least one broker (Renofi) that works with appraisals based on architect drawings to produce LTVs.
