I wanted to understand where you got your numbers.”Then, depending on if he could break down the bid and explain it or not I would probably say, “I would like to bring you more deals and have you work with more investors that I know, however if the rehab bid doesn’t accurately describe the costs of the materials, then I wouldn’t feel comfortable bringing you more deals or investors because I don’t what them questioning me about the cost of the rehab and why it is so much more for the materials than other bids that they may get.”As far as the investors in the past, I don’t know if I would do anything with them because they are adults and if they accepted the repair bids for the prior deals then I would let those go and find another GC to refer them to in the future if they reach out to you to help them get more deals in the future.
