Depending on how much below market she is, it may be worth it to pay the costs associated with removing her.In my experience, the people quoting the law are usually the ones that have no grasp on the actual law.

So far I have not had any struggles luckily but I'm sure they will come, likely it will be finding tenants that can actually pay what these homes are worth, I have been getting crap lowball leads through FF.

Another option, to echo what @Andrew Steffens said, would be if you're serious about this business it might be worth your time to work with a licensed property manager to learn the ropes, gain some credibility, and figure out if this is something that's a good fit for you long term.

For example, If the property is worth $95k and the UPB is $92k, I would be inclined to offer $76k (80% of market value) to give me enough cushion in case the note went bad and I had to foreclose.

In order to get the attention you want through online ads (which last I checked Facebook ads require such a wide range for the demographic that it is almost not worth it), you would likely need to spend literally thousands of dollars.
