The horses are running this month so it is a rather exciting time for our little town.

There is a lot of putting the cart before the horse from that perspective from what I see on the forums.

Please spill your secrets about how you have a 100% win rate on every deal , have never had a contractor or tenant take advantage of you, or lost money in any way.Plenty of successful RE investors have made much bigger mistakes than losing a thousand or two woth a bad tenant.Get off your high horse.

I realize that is a horse of another color.

That being said, those of you trying to teach others about the other way to do it, don't be shocked when you lead horse after horse to water and they refuse to drink.

Frankly this ping pong could go on forever, I do have other things to do, no offense, I think my position has been well established here on BP without beating a dead horse.

But tourists certainly would not as the towns are 25 miles apart which, in a snowstorm could mean well over a 2 hour drive.Steamboat is also about 10 square miles, so if there were a "bad" part of Steamboat (and there isn't), the whole town would be close to it.Steamboat has a quaint downtown area, a very definitive ski-resort area and then the rest is all highly agricultural with cattle and horse ranches as well as farms that grow livestock feed crops like alfalfa.  

I know this dead horse has been beaten plenty of times, but as stated in my only prior post I am just beginning my investor career.

get off of your high horse and get back to discussing things related to the thread instead of immigration and foreign policies.
