Is cash out refi the only way to maximize the COC in this situation? 

I brought in a top GC to run the renovation of the project and as the operator of a property management company with over 75 units under management (mix of retail and residential) I'm able to help design its future state to maximize revenue and minimize costs.

I have set some alerts to maximize my involvement in this forum.

@Jeff Cantrell It is really about how well your non-cash period expenses are maximized.

The goal should be maximal after-tax gains; NOT minimal taxes. 

I believe learning to maximize my time will lead to my FIRST DEAL, which will lead to my portfolio....

If it is a goal to maximize cash flow, then Company A is your answer.If the goal is to remove the liability of the property, then Company B. 

I tell people to underwrite and buy their deals if the long term rental numbers make sense and to use short term rentals to MAXIMIZE their investment.
