So many watch HGTV or Youtube and believe this stuff is simple and basic.

You might look into something like a thermostat plastic cover/lock option, but again if they want to reset the wifi box that bad, they probably know how to YouTube lock picking and can easily open up a basic lock box type lock.A lot of the wifi systems these days allow a mesh type network to allow for more coverage.  

I have listened to hundreds of BiggerPockets RealEstate podcasts, read tons of articles on BP, and watched lots of youtube videos about real estate from BP and others.

That way I had multiple contacts/referrals in case something fell through, especially with contractors.When it comes to your questions, I personally scoured the interwebs like this site, podcasts/youtube, and others forms of educational media to gain a foundation of understanding and there is a pleurae of book recommendations as well people can always provide.

After watching several BP Youtube videos and BP Webinars, I have, to date, analyzed (using the BP calculator) about 25 properties. 

I'm not a pro, but I'm learning to be one, reading many books, following videos on youtube, and also joining some conversation on the bigger pocket forum. i think that a resume of the experience of some of you could be helpful not only for me if not for a lot of new entreprenours on real state. 

I do my own home repairs for the most part, and I learned a ton from doing it myself and youtube.

youtube every question you have, and then look at comments to see if the strategy looks like people of successful with that.
