He seemed mild-tempered, listened to his owner's commands, friendly and looked ok physically from his shiny black coat and bright curious eyes.I've never allowed pets before but this property has a large dog enclosure that the owner agreed he could utilize with her providing a dog house for him to sleep/rest in.

The roof had a new silver coating applied about 3 years ago.

It was in a good neighborhood and really didn't need much work beyond a new coat of paint and maybe replacing the carpet.

I ALWAYS advise my clients to let us vacate the property first, then, depending on overall age and condition, at a minimum freshen it up with minor repairs, fresh coat of paint, and if necessary, inexpensive but clean and consistent flooring.

Just a few repairs, a coat of new paint etc plus some market appreciation and the property maybe right on tract when it comes time to refinance or resell.
