This lets them put on makeup, do hair, brush teeth, etc. and saves the congestion to just using the toilet or shower.

When the city passed the short term rental regulations, they gave ISD some teeth to be able to enforce short term rentals.  

@sam josh - my experience was similar to yours... when I put my unit on the market in early 2017, not only was I NOT able to raise the rent at all, I had to reduce it to land a qualified tenant....and there was no desperation whatsoever ...

You don't ever do that from the skin of your teeth trying "no money to play with investor tactics" starting out cold calling homeowners.

@Jerryll Noorden Hey Jerryll, I am a believer in your results - but I will say that I put in pretty significant work to rank my site and didn't get any leads whatsoever.

If you can evict a normal tenant for it, you can evict a Section 8 tenant for it, so I'm guessing doing $10k in damage is covered by something in your lease and this would have teeth.

if it appraises for $135,000, the lender will give me $101,250, and i now have a loan for $101,250, that i have to pay back.there is no other down payment - there is no transfer of funds whatsoever from the borrower to the lender.
