also I don't provide refrigerators, that way they take it with them.

Will also be installing internet on this unit so I can monitor my stuff via my IP Cameras and using the basic services of the unit (gas/electric) as I plan to have a refrigerator there. 

Most people are willing and actually appreciate being able to bring their own refrigerator.

Came January, she texted me that the Refrigerator is having some issues.

For example a tenant claims that the landlord provided refrigerator went out.... this a legitimate request which a landlord needs to address at your cost, if the refrigerator went due to old age... however, a tenant request that the functional shower heads be changed out for new ones... is not legitimate especially since they work and that's how the tenant initially viewed them - address it immediately and say no.
