Also, they have limited and low quality products that you choose from for materials such as flooring  bathtubs, and lighting, etc.

Currently, they track their expenses by keeping all their receipts and invoices in a physical book that they hand to our accountant at the end of the year (poor guy, lol). 

Most that have tenant problems, evictions,  etc selected poorly. 

Getting a mortgage without a job will be near impossible without going with an alternative loan product that will come with a high down payment and high interest, which is not the "househacking" way.

I guess you could risk it and then beg for forgiveness but at that point you have lost face and trust of your Banker.Sure, I get what you are trying to say "the Dons and jay’s of the world will share how it can be done but are never pushing a product, a course, a group etc.

Some purchased with great timing and others purchased with poor timing.  

I price out many 30 year DSCR products for people, lots of times they need to take a leverage cut to make the DSCR work if it is a single family.
