You've got waterfront, inner city, rural areas, areas that focus on TOD (transit oriented development), the list goes on. 

Because of the latitude of her experience in real estate, though admittedly in a gypsy style, she and another person with a similar story, are able to cost effectively walk through properties and give me make-ready plans and assessments. 

That's the most active meetup I've found.It's going to be tough to find BRRRR style homes here in the area due to the recent appreciation, but I'm not going to say it's impossible.
