Would-be buyers do not have constructive notice of unrecorded liens so they are unenforceable against purchasers for value.You either need to learn how to run title yourself or pay an examiner to do so before you bid.

You can review with the senior escrow officer and then if more complicated you talk to their title examiner who is an employee and u don’t pay anymore than the prelim fee if u don’t close usually 200 bucks.
