They tend to add up.Plumbing costs can also add up especially if they need to bust through concrete in a basement to assess a problem - I would get your plumber out there (and the electrician for that matter) before you proceed on anything and get the costs more nailed down.  

Style is also key, moderns sell the best and for the most so clean lines, open floor plans, and polished nickel or chrome hardware and finish plumbing fixtures.This type of home sounds like ibis right up my alley, unfortunately I am too far away to physically consult you on this project. 

Flooring, baseboard, new doors and trim, door handles, electric fixtures...Man, the list just keeps growing.Now, on another note, you might have found a charmer of a 2 bed that just needs some polishing up.

I think @Alex Franks and @Jay Hinrichs pretty much nailed itm, but I will expand just a bit and offer a few different perspectives.It is a different game and really a different industry.

Double encapsulated and drive to the dump,,,hit the up button on dump trailer and drive away,,,done deal and CHEAP.I can not see how you can pound nails thru it and not get pieces under new siding and make it badly wavy. 

I'm going to polish up on some buy/rehab/hold cost modeling, to see if there isn't a deal to be made cleaning one out and selling it to another buy/hold guy for some profit.
