There are some people "real estate consultants" who will give you detailed reports: if they think this is better for a flip, rental, what rents you could get, recommended repairs (not as detailed as an inspection report). 

Less how much repair is needed?  

The Lead investor is the one finding the property, setting up management, raising money, managing repairs and upgrades, dealing with insurance, making distributions to investors and completing all the tax documents for the investors.

I'd give them 2-3 months notice of the rent increase and definitely a minimum of 30 days.In my experience, Indiana is landlord friendly which helps landlords keep the property in good repair. 

Asset research, acquisition, management, repairs, note restructuring, servicing, rental/leasing, and disposition as applicable.

I would be looking for mostly abandoned or run down houses that need repairs.

Repairs and maintenance- do an assessment of the property repairs needed and security systems. 

After the inspection report, it needed about $1500 of repairs.

The house is currently vacant as I'm doing some repairs and posting ads to get tenant in.
