You are essentially hiring your partner in your investment business, it's as much about a good working relationship as logistical execution.   

Anyway, it sounds doable but I wouldn't underestimate the logistical side of running an extremely tiny hotel without running water.

I am trying to get an idea for how the logistics will be handled. 1) Will the security deposit be tranasfered in escrow/upon closing. 2) Do I wait until after closing to set up payment accounts/instruct them on new address and payment process (I am assuming yes since I don't own until after closing)?  

Even a team that talks a great game should be ditched if they suddenly don't have time for a visit, stop communicating, or don't make any effort to work out the logistics with you.
