In my own experience, the presence of the buyer’s agent on those tours is of negligible value - other buyers might differ, but some might feel similarly.

CA's Secretary of State forms list the name and address of either a manager or member, so unless you're hiring a third party to serve as manager of your LLC, anonymity is very hard to achieve once filing publicly in CA.As to the probate part, you're right that going through a court probate is a huge hassle, including being expensive and time consuming. 

They didn't really explain what the 10% fee included. 

If your "estimate" works for you and your "high estimate" is still workable for you, then you can feel confident that if you use good project management practices that you can manage the project to somewhere between those 2 numbers at worst.
