@Arnie Guida I do do the things you suggested, but not always does it work out....I love to have multiple people come to show at the same time, creates some competition almost.You can fly down and and show with me :) then take me to dinner!!  

How am I going to afford dinner tonight?

At closing there is nothing wrong if the real estate agent offers to buy you dinner, and after you finish dinner, the agent said I like to donate $1000 to your son's birthday party.

Then you only have to take a few seconds to pre-screen the seller without having to waste time leaving multiple messages, getting a returned call in the middle of dinner, etc, with a person whose house you already know you won't be buying.

If anyone is arriving a day early (Saturday) and wants to get together for dinner, lmk!

@Tylere Weaver if I had to choose one meal to eat for dinner the rest of my life, it would be tacos.

I'll interrupt my dinner to take care of a guest but a high schooler is more concerned with their social activties... 

So I could go to work and eat dinner for 5.60.

I lose track of the tasks, don't make dead lines, or don't schedule a time to complete those tasks and before I know it it's dinner time. 

I would say one of the most valuable things you could do is to find an experienced investor in your area and take them to coffee or even dinner and pick their brain about all of these things because if anyone will know these things in your market it would be them!
