Unless the wall is literally on the verge of collapse, you should be able to stabilize it with an engineered solution and a lifetime transferrable warranty against further movement.

Ask for photos of the old roof on the ground for whomever you choose to be safe (I can't believe I even have to say that...) but the craziest thing I've seen so far is a 12-layer roof that cracked the decking and almost collapsed.

The only real issues I found out about through that and from talking to a neighbor was that part of the back basement wall had collapsed at one time but that was repaired and that there is a radon gadget installed.

I would have been way ahead if I had paid attention to increasing my Wealth with my Rental Houses and Duplexes before the Economic Collapse of 2008, with consolidating into a few Commercial properties and not having all my Tenants lose their JOB's the first two weeks of the Crisis.

I find it so ironic that the majority of us are experiencing varying degrees of this good tenant fortunes, yet many are posting of "Housing Market Collapse" and speaking of how doom is happening, the end is near, blah blah blah.
