@Cody Furman nothing works well with a subfloor with a slight give...except maybe carpet.

It will address things specific to a roommate situation like using and cleaning shared common areas, cleaning responsibilities, quiet hours, etc.

I've had a maintenance person that will usually get in and clean, repair, paint, and do everything needed to rehab an empty apartment into one that is rentable when a tenant vacates the property.

We completely transformed the closed off, carpet everywhere home into a home we would want to live in (and we did for a few months!).

probably just missed putting it in the listing just realized it and is now cleaning it up.I do this often when I hire brokers who forget to include that me the seller is licensed.. and i make them put it in a counter.. so we disclosure before we close.. not a major issue from my point of view just an oversight they are cleaning up in writing..

I already have a crew down cleaning it up and by the end of the week will be put back on the market.I personally want to thank each and every one of y'all who sent me PMs and gave me advice through this cluster of a time.

I took it down, deep cleaned the unit, added handles to the cupboards, and purchased a Modem and added internet for $30/month. 

Upgrades will include new solid surface countertop, cabinets, upgraded laminate flooring, trim, and carpet in the bedrooms.  

Only some of them - like carpets and appliances - qualify.
