Hi All, my names Josh, I'm a kiwi living in the UK building the portfolio with a unique business model which brings into other investors into a compoinding model with both Capital and perpetual returns.i have a well developed process and network here in the UK and New Zealand, wanting to explore the US market.

I tend to do a quick dirty look at a building like JW with price per door, but after that sniff test, I quickly like to understand $Cost/SF and $rent/SF.The way I look at a single family, 2-4 units, or a 20 unit is all different, but the end result is still ROI or IRR (over time). 

I am not seeking to charge each tenant, only seeking to remotely monitor each buildings water usage to identify costly waste/problems early as possible.

Some of these bookings we get through marketing partners who build these relationships and charge referrals fees for finding the housing.

I’ve seen situations like this before..one old friend of mine in Austin had a few industrial buildings where the cash flow was decent but not dazzling, and he was itching for a way to ramp things up.

I did one last year to swap from an “older property” built in the late 1990’s to a new build  I didn’t run out of reasons, but you get the point.

its funny how this changes with time and the market on BP  if you asked this question 5 to 7 years ago you get drowned out with the cash flow is the ONLY thing and appreciation is for gamblers my self I have always been about making appreciation games in RE.. by either value add building a new product or buying foreclosure and flipping or lending money and getting instant 12% plus returns . 

We've had clients over the years who love Bronzeville & Hyde Park and have purchased large buildings with condo quality finishes or updated the buildings & are cash flowing while living in the building.

Thanks for all the advice, I'll definitely have to research more as I go about how to build out my portfolio and whether I want to pay down the existing loans or buy more.
