At that LTV range, your best bet is private lenders; ma and pa types who are sick of getting 0.3% in a CD.

Zillow seems to have the majority of rental listings, at least in Atlanta, and I bet they have a ton of data, which they don't share.

Bet most people are doing multifamily and mix-use and flipping  . 

So, that's something to look at.If you're looking for cashflow, I think it's a good place, but don't bet on terrific appreciation.

Maybe getting further out in the path of progress where those employees may be looking to live would be a good path.

I would bet the company that told you the part is out of production could tell you the old price and give you a labor cost to install. 

Many start with no idea where it will specifically lead, and they end up spinning their wheels, and end up making little if any progress...and can't figure out why. 

You may not be losing money, but you have an opportunity cost because you will have to sit on the sidelines while your cash sits in that property.I think you have to consider opportunity costs when you are betting on natural appreciation.

Being facetious, but I bet that's not too far from the truth.
