You will just have non-gun or anti-gun renters.Personally, I invite my better tenants to my house once a month to shoot clays and then have beer/meat with my hunting buddies.

@Mike Dymski if it makes you feel any better human trials of the anti viral have already started here in Australia where we were the first to replicate a copy of the virus outside China, as they wouldn’t share a live specimen.

Not all of them but statistically the odds are in the landlord favor that the tenant can keep paying the rent.Some of my friends that buy large apartment buildings avoid anti-business and anti-landlord states as they do not want the hassle or potential risk to the cash flow modeling with less than favorable residential tenant laws that might even get worse.
