The completed loan file will include things like: Bank statements to prove liquidity, maybe an ACH form for the auto payments, an insurance binder to prove the house will be insured, a rehab budget template that outlines the complete scope of work, an experience spreadsheet that list all your completed projects (this is blank if this is #1), your entity docs, your ID.

@Todd Snyder This has worked GREAT for us: Step 1) Setup a dedicated account with Huntington or Chase or some other user friendly bankStep 2) Give tenants routing and account number (we put it in lease with instructions for payment)Step 3) Tenant pays via online ACH or walks into bank and deposits check or cash into your checking account.

I've been using Rentec to collect ACH and CC payments from my tenants.
