It's a gamble if values increase much from now until then, but since you have until 2026 to sell for the 121 exclusion, I'd take the gamble that values may pop a bit in a year or so...That's my crystal ball perspective and it may be incorrect, but as market sentiment improves in 12-18 months I think you may get some decent additional gain out of the transaction by holding off a bit.

Taking that into consideration, if you have a crystal ball that will tell you what appreciation will do over the course of that cycle, you may realize that the upside of the SFR may be better.Now, multi-family as a whole versus SFRs in our market area typically run like this: My heavy cash flow requirement investors who could care less if there is any appreciation over the next 10 years will look into multi-family.

I will say at least my listings now are clear enough about qualifications (posted at the top and bottom of listing) that I no longer get the 100 unqualified inquiries who missed the info.The people who do contact me are usually qualified now, though I get less responses as a result of making it crystal clear what the requirements are.
