We added $40K-$50K refinishing the hardwood floors, removing wallpaper, painting walls and updating the kitchen & bathroom with new cabinets, adding granite countertops and creating a BEAUTIFUL dining room off the kitchen that was wasted space as an enclosed porch, and also added french doors leading out to a newly-built pre-finished deck we added so the new owners could enjoy their gorgeous fenced in backyard.

It is a good platform and I enjoy it, but I spend more time than I should on it.

You just need to make sure you hire out the right contractors, as there are a lot of unreliable GCs there. 

I have a network of different lenders i can suggest, contractors, inspectors, realtors and other investors etc etc  What i'm looking to do is now focus on the flipping itself

I already own an LLC (residential contractor) and understand the liability benefits of running this deal through the LLC.I'm only asking about the differences from a business perspective (taxes, showing the income as business income vs. individual income, etc.).

Contractor Issues: I’ve read several posts about problems with the contractors/team provided, ranging from significant delays to neglect.

The seller wants to do a private sale(yes I have an inspector and contractor on hand).

This way, others can participate at their own comfort level and enjoy the community’s shared experiences without feeling pressured.

I did enjoy the location and the size of that city, though!
