When I decide to commit to a new community I try to take the time to draw my starting line in public so others can hold me accountable to see if these things are ever implemented. 

I definitely want to attend the Summit in August, just trying to figure out whether or not I'll be working, don't want to commit to the ticket if I can't attend, do you think it will sell out?

Unless you have a commitment, the deposit is useless.

Be aware that most lease options do not commit..

This will differ, depending on the locality, local laws and political commitment to implementation of technology. 

These HOA's and COA's committing Extortion on us Real Estate Investors and it has to stop. 

As a manager I hate seeing people move in, commit a violation, and then get huffy when I have to contact them.

Is the entire contract void if the landlord breaks one or more of their commitments?

Just stay focused, remain committed and don't let anyone or anything get you discouraged.
