There are some AWSOME books available on BP as well as the podcasts  They are a good place to start   CAUTION if real estate gets in your blood it's addictive!!  

But once the midterm elections are over, I think we’ll see a lot of blood in the water.5.

I just acquired the property in December, fixed it, and leased it in JuneThere have been a lot of items that they complain about like:AC not cold enough upstairs (this was repaired)Sprinkler busted (I believe this is a tenant expense but I fixed anyways)Water Heater not hot enough (I added a re-circulation pump, and didnt mind doing this)Saw too many bugs (It overlooks a creek and has a nice backyard view, but with that creek comes bugs so I pay for monthly pest sprays)Mice infestation (I paid for a comprehensive $6k package to take care of this)House cleaning (she didnt like the cleaning that the pest control did so I hired full house cleaning for her)Second house cleaning (for the end of the pest process, I have the maid giving me an update on if they're clean tenants or not)Mold Inspection (she claims there's mold so I did a mold check and it was 100% clean)Toilet Leaking (I paid for a plumber but isn't this a tenant expense?)

there was a great transfer of wealth that happened out of the GFC.. for those that could execute.. and those that were leveraged up or had 5 year calls there was some blood baths..

I earned my MBA through blood, sweat and tears right before the Lehman shock and my take is that it all depends on the recruiting upon exit.

While we all enjoy the benefits of driving on the same public roads to get to where we're going, the wage earners are paying in blood, sweat, tears, and treasure for it while the government hands me money back for my own efforts.This particular event happens almost every day, and no bones about it, it can certainly be destabilizing when you understand just how clearly the powers-that-be in our society think of those making money through investments as extra-special people, and those making money through selling their time for money as dogcrap under their shoes.

You can try to go after the tenant for your losses, but this is like getting blood from a turnip.  

I am 40, slightly high blood pressure and a bit heavier than I should be and I have 2 million and it is $1200 a year! 

This is a big problem and will amount to blood in the streets as landlords will have to stop paying their mortgages too.
