The problem is that without the listing pics you don’t know the condition of the properties, and the sf numbers can be wildly off (includes garages, porches, etc) which come from county websites.

They don't, the bottom line is there are several companies, and several scoring models that may be used, so you my see some fairly wild differences based on what score model your lender is using.
