OIL TANK:To simplify it, it is not mandatory but I would highly suggest removing the oil tank if its underground.

the numbers are not exact, i just used them to simplify things. ok so can i buy the house with just down payment (im thinking 5%) and closing cost. pay mortgage monthly, reno the house in 6 months and pay all the taxes and insurance then when i sell the house?

There are rules controlling cash out, so instead the rebate is given through principal curtailment and my loan principle drops, in my case $10,575There are obviously more nuts and bolts baked in to this...but this is a simplified version of how I understand this to work.

I took my buyer closing costs out of both sides of the equation to simplify the example.MY ORIGINAL CONTRACT:Sale Price: 200,000Additonal to 2nd: 16,0002% in Commissions: 4,000TOTAL: 220,000AMOUNT GOING IN TO ESCROW:Bank Loan: 160,000from Me: 60,000TOTAL: 220,000So far so good.
