I echo everyone else's sentiments.

I know a few other property owners/managers that are looking for solutions that share our sentiments.  

Hey @Jim Stanley I echo the sentiment that it's better to get started in real estate invesment than not.

But so hard to call it, AND be able to predict investor's sentiment/mentality and where they are willing to take the market.

But I think its probably a west coast and upper east coast sentiment were properties have gone nuts..

Now, obviously, he was wrong about the timing, but the sentiment was already forming two years ago that the real estate market no longer offered a buying opportunity.As I have said elsewhere, I do not expect a 2008-style crash.  

You could get a 3 family in Worcester in 2019 for 385k, and it's now exploded because the sentiment changed.

The sentiment that you bring up is true to some extent, if the properties were bought and improved, the area would trend up in theory.

@Jason Yee please read the post above by @Nathan Emmert because I share the same sentiment and points he noted.
