So far they have successfully gained those units and momentum without losing contracts etc.  

You can't change a neighborhood one house at a time, there has to be a larger momentum.

We probably did over 200 deals nationwide, last month and we're able to maintain this momentum from doing good business and making customer service our #1 priority. 

Also, more important is to use this momentum to talk to 10 more sellers this week.

We are in a momentum chasing market right now.

I like to be conservative so I'd recommend using the 143% rule that Brent mentions, worst case you over estimate your appraisal value you can still get your costs back even if your new value is only 133% of your costs instead of 143%.The secret to the actual BRRR strategy involves buying the property right and assessing the ARV accurately given the current momentum in your specific market. 

Investing in an out-of-state rental property could always be a way to build some equity and momentum into eventually buying your dream California prop. 

But the momentum reaches far beyond just one man, billionaire or not, at this point. 

Keep up the momentum, it will all pay off down the road!
