We bought it at a 7+ cap so sale price was essentially price adjusted for the assumption.I would run two scenarios get the actually yield maintenance $ amount and add it to the purchase price and see what your model looks like after placing new debt and what your model looks like if the lender will give you a supplemental.What's your exit strategy and timeline?

Anyone in this thread who claims to be an expert and can't see both sides, I would challenge your credibility and probably assume that the successes you point to were mostly just dumb luck that you're passing off as expertise after the fact.

Hi,I am researching this business niche also, very interesting discussion...I see co-working is new business model so never went through recession cycle, not sure how it will go in next recession...I can see downtown in major metro doing excellent right now, not sure about small metro and suburb area.How about Regus model (Office space renting only)?
