I'd only rehab it once/if the tenants left as it's already profitable.I've done some research on getting funding but I'm hearing from private lenders (not hard-money lenders) that "Private Lending" is meant to facilitate getting title to the property; then one refinances. 

Then if anything happened to me she would be able to take my place, sign docs, etc. to facilitate the completion of rehab and sale of the property.
