I'd only rehab it once/if the tenants left as it's already profitable.I've done some research on getting funding but I'm hearing from private lenders (not hard-money lenders) that "Private Lending" is meant to facilitate getting title to the property; then one refinances.

In your example the S&P investor invests zero time (save for a few seconds of mouse clicks), whereas the RE investor must invest significant time managing his properties (or managing the PM), facilitating financing, bookkeeping/accounting, etc.
