There is no FHA 3.5% down on an apartment building or a shopping enter, there's lots of gov't incentives for "everyone to own a home" and since 1-4 units residential are all considered "single family" homes that means young investors get to ride that gravy chain for up to 4 units, but nothing like that exists for CRE (the gov't backed CRE mortgage options require MORE experience than traditional/vanilla commercial mortgages).Let me know if I can help.

@Noah Mencia just because people paid too much for existing or new construction homes doors not mean that all new construction is overpriced.I have investors building at $125/sq ft and then triple net leasing their property to a management company.

When looking at a commercial property like strip mall it's a more advanced DSCR calculation, as it can include CAM's, an expense factor some use 20-40%. 30 year commercial loans do exist, I do not like ballons personally.Happy to help further on this & any future purchases as well!

Our livelihood depends on the volume of deals that we produce so existing deals where most of our capital is tied up are priority.
