Start with the end in mind =- or at least the cost of the journey.It is very true that Southern CA real estate will likely appreciate over time and many people have held onto theirs to be a "nest egg" but an old house like that can be a drain as much as an asset.  

If your goal is to maximize long term wealth, holding two houses in San Francisco is probably the better retirement nest egg in 30 years, when compared to buying cash flow rentals in Tennessee.
