Hi Frederico and welcome to BP.The first question is whether there are multifamily dwellings that are rentals as they could in theory be all condos.In any case, there is a simple reason for why and it’s because Italy doesn’t have the real estate investing culture we have in North America so there’s no sufficient interest in that to have a portal.Also, one of the main things that makes multifamily lucrative in the US is the loan products that are available and they’re not available in Italy.

That said, it comes with it's own issues of time zone differences, communication and cultural differences, etc, but overall from my perspective I would rate it as a positive experience so far.Bookkeeping is incredibly important since it is the foundation of your tax reporting, your investor reporting, analysis of the performance of your investments - it isn't something to skimp on.

Take East Downtown for example, appreciated for a while, had the advatnage of the bbva stadium and a cultural vibe and a supposedly young millenial crowd, but prices have stagnated and there's a lot of vacancy there now.

I'll add to the list (just off the top of my head):a) They pick the wrong house in the wrong neighborhood to rent out.Sally and Bill sheltered life picks a war zone (or near war zone) property, or decide to pick one that needs major repairs when neighther has ever so much as sawn a piece of wood with a handsaw.b) Self managing in an out of state area.Homer and Marge buy a turnkey in another state in a neighborhood full of people with a culture very different from their own and decide to self manage--only to be pushed around financially by their renters regarding repairs and rent collection.

This niche is very foreign to the investors here for a multitude of reason - class, race, socio-economic familiarity, culturally, etc.And I don't think they are necessarily wrong for that!!
