Washington is screwy- but Tacoma and Seattle are especially challenging for landlords- so do all you can to get the knowledge base and be a high quality, good, compliant landlord.

The property taxes are going to kill your cashflow for the first months of the investment stage.And the POS you will need additional reserves to put into escrow should your investment not be POS compliant

So far I am self educating on the process itself, getting escrow/title companies on board, understanding how to establish ARV, finding cash buyers, pre qualifying, finding state compliant contracts. 

You don't list what state you're from, but you'll definitely want to double check the laws of your state to make sure you stay compliant.

The challenge is 1) figuring out furnishing, 2) getting the unit on the market quickly and 3) making it city compliant.
