Now, if in your walkthrough and lease review you find material lease violations that could result in eviction, then that would be another option, but again, that is (I am guessing) unlikely and still risky, since there is a cure period associated with evictions.Not sure if this exists, but maybe get a private lender (ideally family member or friend) to lend you on a purchase loan for 10 months, then refi into a different private or hard money lender once tenant is out?

Most newbies have a good experience with a contractor but they want to beat them up over a change order that is totally out of the contractor's control or that the contractor doesn't want them to provide their own crappy materials.

Please don't follow the teachings of all these gurus promoting DMM.It is not the "verbiage" of the marketing material that magically does the trick.It is your ability to show how credible, trustworthy, and competent you are that drives a conversion.The medium itself (mailers) works against you.
