I had a "emotional support cat"  in one unit which ultimately (after moving out for unrelated reasons) was acknowledged by the tenant's guarantor as completely unlicensed/trained/anything.

I don’t know how tall your roof is, but if you can shimmy up a ladder....I really do think you’d be covered with the advice above, but the ultimate way to be legally safe is just not go in at all and use the ladder if that’s practical.

I will NOT buy something highly speculative, that requires a refi or higher appraisal just for it to survive in my investments.

It seems very sketchy, but ultimately it could be very profitable. 

But for me if if I didn't have a use for the cash then I would rather reduce my debt load quicker, which ultimately increases my cash flow as my that debt is paid down.

I would ultimately pick the Aventador.

I've listened to about 15 bigger pockets podcasts, read the ultimate beginners guide, read "Rich Dad, Poor Dad" and "Money Master the Game" by Tony Robbins as a start to my REI/financial education.
