I personally sold close to 30 I owned in an ascending market (sold prematurely) and know plenty of others who have had the same experiences in markets across the US. 

As far as my personal investments, I have mainly focused on multifamily - but I do have commercial retail and office investments.

With a DSCR (Debt Service Coverage Ratio) loan, you can tap into your equity and still retain the cash flow since it's based on the property's rental income rather than personal income.

I wouldn't say you're going to learn as much going through an online course as you would an in-person one, but it is a lot more convenient.

The only lawyer fees they'll charge are for actually filing the eviction.But just FYI, in Colorado any you need to demand/notice a tenant, someone who is legally answerable (ie owner or manager) has to make two in-person service attempts on different days.

Personally, I would feel better about renting a vacation rental after seeing a video than photos.  

fyi, one of my children (also in Indiana) had a very good experience with a VA loan through Veterans United.If you can find a tenant who wants to be rural and have space but doesn't have a down payment or for some other reason doesn't want to buy or can't buy, that person could be an excellent fit for your situation.
