I have found some lenders that will do a drive by valuation, meaning they don't look inside.

I had to do my own digging and found out after I bought the liens they were actually two lots that are assessed at $2800.

We have found a few pockets of nice areas with no HOA that are still priced reasonable.

We do lots of JV and have found that the best relationships are where everybody has "skin" in the game.

My logic is, I would be paying for a lease so I might has well build up equity in a mortgage instead and if I found a fixer-upper then have equity also.How did you find this deal and how did you negotiate it?

We found a great opportunity for a home in an appreciating area, and on paper the numbers work.
