I've heard good things about Lumber Liquidators and Floor & Decor.

One potential challenge you run in to and I've seen it here in San Diego, if you are trying to sell a house with 3 or 4 ADUs who is your buyer and how quickly can you unload that property if you needed to vs a traditional 4plex. 

I had a bunch of GCs provide quotes back when money was free in 2021 and lumber prices were through the roof.

A $3 million portfolio that only generates $30k in cash flow annually isn't even returning half a percent; if it was a single multi-family with that kind of cap rate you wouldn't be able to unload it on anyone. 4.

The issue that I've run into with them is under writing them as new construction, because they are more expensive to build compared to all lumber frame.

This is what they should be using to front the materials, lumber, drywall, etc for the next portion.

Removing old fence and taking to dump, carry new lumber and cement to backyard, digging and installing, in the end I don't think I saved money, just a piece of mind knowing the job was done right.

I'm sure you've seen what's happened to lumber lately. 

AS it relates to sticky inflation I totally concur with that.. in my little sand box the only thing in construction that has really come back down hard is Lumber.. everything else prices have stuck and or are going up..
