Being both an investor and active agent I have a unique perspective on this, but as an investor if someone brought a 16-unit deal to my attention and I ended up buying it (or even if I didn't) I would be grateful and would want to preserve that realtionship in any way possible so I was the person she brought the NEXT 16-unit deal to as well.

The ADA, a part of the Civil Rights Division, while not an authority or enforcer of this subject with regards to housing, is used as a primary source and baseline for all of these laws and acts relating to disabilities.Also, the ADA states that "Dogs whose sole function is to provide comfort or emotional support do not qualify as service animals under the ADA."

Regarding asset prices, I realize the SF Bay Area is a unique animal (geographically constrained land, bound by oceans and mountains, and it has Silicon Valley as well as difficult development requirements - it's a unique ecosystem, that's for sure) but it doesn't seem to me that rent control has negatively affected prices that much.

Having worked at an appraisal management company and overseen thousands of assignments, the $5k price undoubtedly reflects a commercial, complex, or unique assignment, however, it seems high.

As you mentioned, there are some excellent capital raisers on BP...and the concern is not the model, just the candor.Yes that's what I mentioned you need to be in management and part of the GP team.. or an employee . in our state we could have two employees raise money and we just had to register them with the Division of corporate securities in Oregon... but just running around making referrals to syndicators with nothing more than a commission agreement does not work unless your licensed properly.. there are many boutique series 7 firms out there that specialize in this stuff.
