You should be going to real estate investor meetups to meet other, more experienced investors, instead of looking at markets farther away before you really know what you are doing.

Far more than most real estate acitivies and much quicker think about it.. you sell the same info over and over and get paid instantly you have no roofs to fix no tenants to manage etc etc.. you do have reputation management of course.

As long as the wholesaler is direct with the seller and the deal is real, go for it.
