Pick which area of CRE you want to go into....so many people seem to specialize these days...either buyer side/seller side/landlord rep or tenant rep.   

Of course, you have to do all a very in-depth due diligence yourself and and pick the company that fits your needs the best.

So PICK the right tenant.TREAT those tenants & the property RIGHT.Consistently enforce ALL elements of the agreement which is of course in writing.Have an attorney to consult with.AS to is it the right time?

As I know it takes quite a lot of work to set up a BRRRR operation I would like to start by picking one market to work on.I will be working out of California so it would be ideal if it was closer to California so I can easily go out to the area as much as possible.I have been reading a lot of people talking about Ohio, but I also know someone who has found a lot of success in the outskirts of Dallas (which is a bit closer to California).

Once you have this team in place, you should be able to invest in any market confidently.As for picking a specific market - I would go after one with an increasing job and population growth.

Knoxville has a lot of runway for growth and by picking up 1 each year or 2 is a solid long term play.
