You should consult with your attorney to make sure that buying the interests in the LLC specifically to get around the reassessment action does not put you into any kind of tax fraud territory. 

This has driven the cap rates to mid single digit territory.  

Once you get into the 5+ territory, you'll be looking at commercial financing and will want to evaluate the financials (rent roll, profit and loss/t-12) in order to breakdown the NOI.

I thought Shane was unfamiliar with the literally HUNDREDS of (UN "nation state and territory") ups and downs, since many of us have been around (I'm now over fifty...) let alone that the US was reinc. in 1870, 1933 and 1982, for e.g. 2008 was MUCH more severe and overarching than anything prior... since the former US (of A) went into bankruptcy receivership in 1933, after the staged US Civil War that 'bankrupted' us, in 1870.

In a world of incentives when you are stepping into the listing agents territory this can be helpful to get a foot in the door.

That site is not free like the others but has a great deal of information (as you can imagine) and it covers all of CA and a few surrounding states as well in case your investing territory expands such as NV, WA, AZ, and OR.

But if you're pooling multiple investors money, especially if you're pooling it to do multiple deals, then you're really in securities territory.
