@Darrin Carey  I thought so, however I think the realtor I wanted to use in the area has a bad taste in her mouth for me for being associated with the move. 

On Ikea I agree with @Jonathan MuellerEveryone has personal taste, sure can’t tell someone else what to like.

There is a property in my list of over 50 properties for every taste in investing.

And the only taste of real estate I had as a kid was my folks buying the trailer park we lived in.

He had been a slum landlord as he called it and gotten out, leaving a bad taste in his mouth and quit after that. after the seminar he was inspired to get back in and bought raw land southeast of Phx. took an educated guess and made a whole lot of money.

I don't know your market, but regardless, the numbers presented are way too tight for my tastes and likely too tight to find a developer willing to put that much money into the deal and only get half of $150k profit.

I can tell you as a NMLS licensed mortgage banker ( which I am ) . that if your caught giving a kick back you will lose your license and lively hood.I have been in the business for 42 years hundreds of millions in closed transactions and I have never been offered or received a kick back nor would I offer.Nice dinner ... bottle of wine  GREAT service yes .. but little kick backs that just screams of EAst coast every one wants a taste mentality.. it just does not happen with those that have good business ethics that all the folks I deal with have.
